Arizona Painting Company recently completed a full exterior repaint of a home in Scottsdale, Arizona. Along with the body of the home, the project included the patio ceiling, patio pillars and rear patio door.
Before the finish coats went on, our team addressed several issues common on Arizona stucco homes: surface cracking, chalking from years of sun exposure, and flat parapet caps that take the brunt of every monsoon storm.
Scope of the Exterior Painting Project
The exterior was finished in Sahara DEC747, carried across the body of the home as well as the patio ceiling, pillars and rear patio door for a clean, cohesive look.
- Project Type: Full exterior repaint
- Color: Sahara DEC747
- Additional Surfaces: Patio ceiling, patio pillars and rear patio door
- Paint: Sherwin-Williams A-100 Exterior Latex Flat
- Prep: Stucco crack repair, masonry conditioner and elastomeric coating on parapet caps
- Warranty: 2-year warranty
Stucco Crack Repair and Chalk Treatment
As with most Scottsdale exterior house painting projects, the real work started with the surface itself. Cracks in the stucco were patched first so the new paint would go over a sound, continuous surface.
The existing paint also showed signs of chalking, the powdery residue that forms as exterior paint breaks down under years of intense sun. Painting directly over chalk can keep new coatings from bonding properly. To prevent that, our team applied a masonry conditioner, which binds the chalky surface and gives the finish coats a solid foundation to adhere to.
Elastomeric Coating on Parapet Caps
Parapet caps are some of the most vulnerable surfaces on a flat-roof home. Because they sit horizontally, they collect water during monsoon storms and take direct sun all day, a combination that wears down paint much faster than on vertical walls.
Before the finish coats, all horizontal parapet caps received an elastomeric coating. Elastomeric forms a thick, flexible film that stretches with the stucco as it expands and contracts, helping bridge hairline cracks and keep water out.
Finish Coats and Warranty
With the prep complete, the home was finished in Sherwin-Williams A-100 Flat throughout. A flat sheen suits stucco well, since it helps minimize the look of texture variations and patched areas for a more uniform appearance.
The completed project is backed by a 2-year warranty.
